Does Sealcoating Fill Holes?
While sealcoating will protect your surface from cracks and holes when applied regularly, it will not fill in any potholes, large cracks, or gaps. If your parking lot has any of these imperfections, then you’ll first need to have these filled with asphalt before applying sealcoating.
How Long Does Sealcoating Take?
The length of time required for sealcoating will largely depend on the size of the area we are treating. The bigger the area, the longer it will take to apply the treatment. It’s also worth noting that applying sealcoating for the first time usually means applying two coats. Subsequent treatments will typically only require one coat. We offer sealcoating all throughout Connecticut and will be happy to talk you through the process and give you an estimated time of completion according to the size of your lot.
How Much Does Asphalt Sealer Cost?
Wondering how much asphalt sealer will cost you? On average, a typical 25,000 square foot parking lot costs approximately $3,200 to sealcoat. However, the final cost of your project will vary depending on several factors:
- Size Of The Job
- Number Of Trips Required To Complete
- Materials & Methods Used
- Additional Preparation Required
How Often Should Sealcoating Be Done?
For high traffic areas, sealcoating may need to be done on an annual basis. However, for parking lots and paved areas that only experience light use, the process may only need to be done every two to three years. We offer sealcoating all throughout Connecticut and are happy to discuss your individual needs.
How Can I Prepare For My Sealcoating Project
To prepare for your sealcoating project you should first consider doing the following.
- Cleanup and inspect your asphalt.
- Make note of any cracks, potholes, or other pavement defects to be repaired prior to sealcoating. Understand that sealer is not a substitute for crack filling and pothole repair but is to be applied in conjunction with these other required reparations.
- Ensure the pavement is completely dry before sealer application.
- Remember that your lot will need to be restriped after sealcoating application.
Typically, the best time of year for asphalt sealer is the summer for several reasons. However, this does not mean that sealcoating cannot be completed effectively through to October. In fact, crack filling, patching, and sealer should all be on your fall maintenance to-do list prior to winter!
Using only the best materials, EastCoat Pavement’s advanced sealcoating process can add years to the life of your asphalt investment. Our liquid asphalt driveway sealer application process includes state-of-the-art asphalt sealer sprayer equipment, helping to ensure you receive the best look at the best price. Specifically, when it comes to commercial asphalt sealer, sealcoating asphalt is beneficial because it dries fast and can be done in sections, or on weekends to minimize traffic interruptions to your business.
Asphalt pavement sealer can significantly increase your building’s curb appeal. The rich, dark color of asphalt sealer gives the blacktop a fresh and new look, improving its overall appearance. When applied correctly, asphalt based sealer will create a non-porous surface that will aid in the washing away of debris and dirt during rain helping to also ensure a consistently clean look. Additionally, a well-maintained lot will be safer in terms of traffic and in protecting your asphalt investment.
What Weather Should Sealcoating Be Applied In?
In order for our sealcoating in Hartford, CT to be applied effectively and for it to dry correctly, it is always advisable to apply the product in dry weather within a minimum temperature of 50ºF that will continue to rise after application. We also do not recommend doing sealcoating if rain is predicted within 12 hours of the application as this can affect the drying process.
When Can I Use The Surface Again After Sealcoating?
Additive based sealcoating may take less time to dry than applications that don’t contain an additive. This could be anywhere between 12 and 24 hours but the drying time may be affected by various factors including humidity, temperature, and how much sun the area receives. With that said, it is recommended that the area is not used for 48-72 hours to allow for full drying.
How Does Winter Affect Asphalt?
Winter is harsh on asphalt, so preparing your surface BEFORE winter begins is very important. Before winter make sure:
- Any pavement cracks are sealed
- Any existing potholes are filled
- Your pavement lines are visible
- Your snow markers are installed around curbing and stationary obstacles
- To document any broken curbing or asphalt damage prior to snow plowing season
- That a snow plowing contract and plan is in place for salt/ice
Crack filling can be performed on parking lots, roads, airports, etc. at any time during the day or night. Although the natural cycle of pavement deterioration cannot be stopped, it can be slowed and managed with help from the right team of professionals. Because of this, fixing cracks in asphalt can be one of the best investments you’ll make.
EastCoat’s experienced asphalt crack repair team will identify problem areas and recommend smart solutions using the best asphalt crack filler for correction.

Additional crack filling should be completed as needed throughout the year. Before applying asphalt sealer, cracks shoulds also be filled.

Does Salt Hurt Asphalt?
Rock salt for deicing will not directly contribute to asphalt deterioration, but a pavement dicer will have an impact on your asphalt. By keeping the water in liquid form at a lower temperature, the freeze-thaw cycle can now occur at varying temperatures below freezing, instead of only happening when temperatures fluctuate from freezing to above freezing. This can lead to increased pothole formation and asphalt cracking. If you are wondering how does sand melt ice the short answer is, it doesn’t. Instead, it helps with traction…READ MORE
How Do Potholes Even Get Created?
Potholes are essentially created as a result of water sneaking into pavement cracks. During the winter, when temperatures are always fluctuating between below freezing and above freezing, this water that gets into the crack freezes and thaws. When the water freezes, it expands the asphalt above it, and when it melts again, the pavement remains raised. However, underneath is now liquid, not solid, resulting in breakage when vehicles hit it…READ MORE

The effects of water on pavement can be detrimental, leading to asphalt deterioration, especially if the water reaches the base layer.
What Are Some Frost Heave Prevention Methods?
Frost heave is when freezing temperatures penetrate the ground causing subsurface water to form ice structures. Freezing that occurs below the surface displaces the soil, causing soil heave and expanding the asphalt. Some frost heave prevention methods include:
- Extending support structures past local frost line, or protecting them with insulation.
- Backfilling around piers with gravel to promote drainage
- Replace fine-grain soil with course material
- Create a capillary break to prevent capillary movement
- Heat underground units…READ MORE

Are There Environmentally-Friendly Methods Of Paving?
There are two environmentally-friendly methods of paving.
- Milling – Milling asphalt is a method of resurfacing asphalt using a milling machine to grind down the top course of existing asphalt (typically 1.5” depth). These millings are then loaded onto a waiting dump truck to be hauled off site for recycling. Parking lot milling is less expensive than reclamation.
- Pulverization or full depth asphalt reclamation – This asphalt reclamation process is extremely “green” because it reuses the existing pavement. The full depth of the asphalt and a predetermined portion of the underlying materials are pulverized and blended together to produce a stabilized base course to pave on.

How long does line striping take?
The length of time required for line striping will depend on the size of the parking lot and what lines need to be painted. Generally speaking, for 100 lines, it should take around two to three hours to complete. However, for smaller jobs and touch ups, the process could take as little as an hour
Can you create a custom line striping design?
At EastCoat Pavement Services, we know that every parking lot is different. Each parking lot will require a unique number of spaces as well as features like drop off zones, no parking areas, and crosswalks.
As such, we provide a range of line striping designs that can be adapted to suit your individual needs. Chat with us today to discuss your requirements and we’ll be more than happy to help.
Can you perform line striping in wet weather?
No. Line striping involves the use of paint and this should be applied to a dry surface. Applying it to a wet surface will have a negative effect on how the paint dries and could result in smears, running, and other imperfections.
Similarly, we prefer to apply parking lot line striping in Hartford, CT, on days where rain is not forecast for at least 30 to 60 minutes after application. This ensures that the paint has enough time to dry properly
How often does line striping need to be done?
Parking lot line striping may last up to three years before it needs a touch up. However, this largely depends on the level of traffic. If you have a very lightly used parking lot, you may not need to touch up the lines as frequently.
On the other hand, heavy traffic can result in faster wear and in the busiest parking lots, you may need to touch up the markings on an annual basis
Can I choose the color of my parking lot lines?
Yes. We realize the need for different colors depending on the types of lines being applied. For example, yellow is often used to mark a no parking zone while white lines are common for dividing parking spaces.
We know that every customer is different and as such, we’re happy to talk through color options to find something that suits your needs.
How does line Line Striping play a role in Parking Lot Safety?
Pavement markings are used for traffic coordination, creating safety for pedestrians and traffic. Properly marked traffic symbols and crosswalks helps to direct traffic effectively and safely. In your commercial lot, you want traffic to flow quickly, safely, and efficiently. Markings that are faded can lead to accidents (that the property owner could be held liable for due to not properly maintaining the lot), especially in winter when snow makes even the freshest of lines hard to see.
How can i maximizing my Parking Lot Space?
When planning your line striping project, your paving professional will structure a lot that maximizes the space of your property. Poorly positioned spaces can lead to minimized space. Additionally, if lines are not clear, cars are more likely to park inaccurately minimizing your lot space, even if the original format maximized it.
What does ADA Regulations have to do with parking lot striping?
This is one of the most important reasons to properly and regularly have your parking lot painted. Your paving professional should be well versed in all ADA regulations for all areas that they service (as they may differ). For example, in 2017 CT passed into law Public Act 16-78 to replace the international symbol of accessibility with a new, modernized symbol that illustrates a more active wheelchair user. Updated laws and regulations often requires an update to your parking lot lines. In terms of meeting ADA regulations for your unique lot, there are many areas of compliance to consider like; size of accessible spots, number of accessible spots, signage, sidewalk regulations, route created, van accessible requirements, etc.
Can you paint my Parking Lot Painting In Cold Weather?
While in some scenarios, this can be done, it’s not recommended. Why? Well, the paint won’t dry correctly, it won’t adhere correctly, and it won’t last because of this. However, having your lot restriped before winter is so important. As mentioned above, undefined lines can wreak havoc (safety and efficiency) when winter snow hits.
How Much Does Parking Lot Paint Cost?
As with any other service-based product, the final price will vary per job, but to get an idea of an average price for line striping a lot you’ll need to consider; minimums, restripes vs. new layout, number of pavement markings, time project will take, etc. To give you an idea of average costs for standard parking lots we can review below.
